Two upstairs private guestrooms with shared full bath.  Both bedrooms have queen bedsand plenty of storage.  Each bedroom has TV and DVR/VHS player.  High speed internet access is available. 

You will have access to kitchen and laundry.  There is plenty of parking and part of the 3 acres is fenced.

Our roomy comfortable and well furnished home welcomes you to Pagosa; a modern yet characteristic moutain structure, a custom design built to our specifications. Our home is decorated with original artwork, the custom-built and very artistic, river-rock fireplace flanked by the large windows and window seat dominates a comfortable living room. A loft overlooks the living room. Central heating keeps the temperature very comfortable throughout.

Enjoy the magnificant views of the San Juan Mountains, sunrise to sunset from inside or outside the living room has floor-to-ceiling windows. Plenty of privacy and distance from neighboring houses.

Easily accessible and only a few miles west of town, shopping, restaurants and the Fairfield shopping complex are minutes away yet you still have a feel of being secluded and surrounded by nature. Deer often pass by in the evening, birds and squirrels are ever present.

The cottage is located on a quiet cul-de-sac at the end of a peninsula approximately 6 miles from the Parelli complex and a short distance to the golf course, grocery store, restaurants & other businesses. The Cottage, on the left in the street view picture, has a cabin style decor with private entrance.

The main floor of the Cottage has a cozy lake front living room with full size sleeper sofa, private deck, dining area, full & well-quipped kitchen, washer/dryer and entry/mud room. Upstairs is a large, very comfortable master suite with a sitting area and en-suite bathroom. A queen bed and balcony overlook the lake. There is TV with satellite in the living room, a VHS tape player with a small library of movies. WiFi is provided. Fishing from the lawn or off the private dock is allowed with a temporary fishing permit from the Recreation Center on Park Ave. Bring your own kayak, canoe, windsurfer or electric powered boat to tie-up to the dock or just relax and enjoy the sunset after your day of studies with Parelli.

7 Pines Ranch offers 35 acres, with 2 ponds and irrigated pastures, all surrounded by the San Juan Mountains. The facility is close to the fairgrounds and downtown, with miles of quiet roads and trails. The barn is heavily insulated and offers 9 stalls with windows that open up to the mountains. Each stall is provided with mats, mangers, water buckets and shavings each day. There is a wash rack, tack room as well as a well-lit indoor arena. Outside you will find a large arena with excellent drainage, a round pen, 6 pens and one additional large pen. Daily turnout is included, so are sheet or blanket care. Horses are fed twice a day including supplements and medication if necessary. Daily rates are $25 for stalls and $15 for pastures or outside pens. Rates are also available for weekly and monthly board.
